The Mattapan Community Health Center (MCHC) desperately needed new space –it was operating in a small building and temporary trailers – and Burns worked to deliver the solution. Our team helped MCHC purchase eight different land parcels – including an auto body shop, a bar, a former gas station, and a small office building which had a bank as on one of its tenants – from five different owners.
In addition to the complex purchase of the land parcels, we advised MCHC on strategic planning, environmental cleanup, commercial leasing and financing, and negotiated leases with CVS pharmacy and Citizens Bank to be located in the new building. One of the more challenging aspects of this deal was that Citizens was a tenant in the small office building under a lease that would not terminate for some years. Burns worked with MCHC and Citizens to have Citizens relocate temporarily to rented trailers in a part of the site that would become parking for the new building, and operate from the trailers until the new building was finished and it could move into it. Since the new building opened, MCHC has experienced a 25% increase in patients, and additional programs and services, and new partners.
